In addition to the terms outlined in the tenancy agreement, the following are based upon the Society’s policies and the Residential Tenancy Act.
All Tenants and Guests are expected to abide by these policies.
Further clarification and information is available from the building Caretaker.
Caretaker
- The building Caretaker is an employee of the Society. The Caretaker’s role is to take care of the building and address issues related to your tenancy.
Barbeques
- Barbeques or any type of outdoor cooking is not permitted.
Conflicts
- Please note that “Complaint Procedures “and “Incident Reports” forms are posted in the building or available from the Caretaker. Only written complaints will be acted upon.
Doors & Doormats
- Suite doors must be kept closed at all times as per fire regulations. For safety reasons, doormats are not to be put in the in the common hallways.
Elevator
- If you become trapped in an elevator and there is no phone press and hold the alarm bell, until someone responds.
Emergencies
- Fire, police, ambulance: 911.
- During working hours, (8:30 am – 4:00 pm, Monday – Friday): 250-384-3434.
- After hours, weekends, & holidays: 1-866-654-8273, extension # 2.
Enterphone
- To use the Enterphone, you need a touchtone phone – but not necessarily phone service (exception: Grafton Lodge must have phone service).
- Two quick rings indicate someone is at the door.
- Press 6 to open the main door.
- If you are on the phone, press 3 to talk to the person at the door, 6 to let them in, and 3 again to resume your conversation.
- Do not let anyone in by Enterphone unless you know the person. You are responsible for anyone you allow to enter the property.
Garbage – oversized/dumping
- No used furniture or debris is permitted in or around garbage containers, or anywhere else on the property. If in doubt check with the caretaker.
- Residents are to arrange removal of all above items on their own and at their cost.
- All garbage must be bagged prior to being deposited in the garbage bin or chutes.
Gardening
- The Society encourages Tenants to become involved in gardening at buildings where space is available for this activity. Contact the building Caretaker for further information.
Hallways
- For safety and fire regulation reasons all hallways and stair wells are to be kept free of debris, and not to be used for storage of kind. Such items as, but not limited to, bicycles, carriages, laundry, shopping carts, scooters are not to be stored or left in the hall ways or stairwells; even for a short period of time.
Inspections
- Annual inspections are conducted by the Society to ensure that building and health standards are being maintained. You will receive written notification when this is to occur. Typically we undertake these inspections between the hours of 8:00 AM and 4:00 PM. There may be other inspections from time to time.
Insurance
- Tenants are solely responsible to have insurance for their personal possessions and liabilities. Items left in any areas outside the suite; are left at the Tenant’s own risk. You are advised to keep valuables in your suite.
Keys
- One (1) required key is issued to each responsible individual named on the tenancy. You must pay for any replacement key at a cost set by the Society. A written request must be submitted if requesting keys (also charged at a cost set by the Society) for others not listed on the tenancy agreement.
Laundry Cards
- One (1) laundry card is issued per household. Any additional or replacement card costs are charged back to the tenant, at a cost set by the Society.
- Any problem or malfunction with the cards or the laundry machines is to be reported, by the tenant, to Coinamatic 1-800-561-1972.
- Make sure to take note of all notices and guidelines posted in the laundry areas.
Late Rent
- All rents are payable on or before the first of each month. Failure to pay rent on time will result in further charges.
Noise
- Noise is to be kept to a minimum at all times, with extra care taken between the hours of 11:00 pm and 7:00 am.
Notice to End Tenancy
- To end the tenancy written notice must be given, as per the Tenancy Agreement and the Residential Tenancy Act.
- Information for vacating tenants will be provided.
Parking
- Visitor parking is strictly for visitors or Society staff only. Cars parked overnight in visitors, without approval from the Society, are subject to towing without notice.
- Residents must park in their parking space as assigned by caretaker. Parking elsewhere will be subject to towing without notice.
- Parking spaces are not to be used for storage of any sort, at any time.
Parking Door Remotes
- One (1) remote is issued per parking spot. Any additional or replacement remote costs are charged back to the tenant. Tenants are also responsible for replacement battery costs.
Pets
- To provide a healthy and safe environment in and around our buildings, the Society endorses a no pet policy. Application in writing may be made to keep one only of either a caged small animal or bird, or a fish in a small aquarium. Should permission be granted, the Tenant is liable for any damage caused by the pet and a pet deposit may be required.
Pests
- The Society takes pest control seriously.
- Please report any sign of pests immediately.
Privacy
- Greater Victoria Housing Society respects and upholds an individual’s right to privacy and to protection of their personal information. Greater Victoria Housing Society is committed to ensuring compliance with applicable privacy legislation.
Scooter
- Should a scooter be required, please contact the Society in advance and the scooter use policy will be discussed with you in detail.
Smoking/Alcohol
- Smoking is not permitted in any of the interior common areas (hallways, elevator, lounges, laundry rooms, foyers etc.) or within 3 meters of entrances, windows or air intakes.
- Open alcohol is not permitted in any of the common areas (hallways, walkways, elevator, gardens and lawns, laundry rooms, lounges, playground areas and all parking areas etc.).
Vacation
- If you will be away on vacation please advise the Caretaker and provide an emergency contact number. This is to ensure that, in an emergency all residents are accounted for.
- If you are planning to be absent from your home for the equivalent of three month or longer in a 12 month period, you must have prior permission from the society in writing.
